"SMIC" does not use a lending matrix. We determine and approve on a case-by-case basis. When we qualify a loan for funding, we take into consideration the borrower's equity position as a whole, not credit. We look at the subject property original purchase price and/or total amount invested, state equalized value, history of refinances and equity cushion as a whole (loan to value). As a "hard money" lender, we lend at lower loan to values.
